Homeowner Air Conditioner Maintenance: Prolong the Life of Your System

The weather is warm enough this spring that you’re already counting on the air conditioner to keep your San Antonio home comfortable. Are you giving the A/C the attention it deserves? While you should hire a professional annually to perform air conditioner maintenance, you can prolong the life of your system by doing the following tasks between formal tune-ups.

  • Replace the air filter: If you don’t do any other air conditioner maintenance tasks, at least change the filter. You should check it monthly and change it after no more than three months.
  • Check the evaporator coil: This is the indoor component of the air conditioning system. If the coils appear dirty, they can’t perform at their peak. You can purchase a commercial foaming agent to clear away dirt and debris from between the fins and restore efficient heat transfer.
  • Clean the condensing unit: Located outside on a concrete slab, the condensing unit exhausts hot air outside. Effective heat transfer relies on clean fins. If you notice dirt, fallen leaves and grass clippings clogging the fins, gently hose the unit down.
  • Fix bent fins: Objects can hit the condensing unit and bend the fins out of alignment. This reduces airflow and impacts efficiency. Purchase a fin comb to straighten bent fins and improve performance.
  • Keep foliage trimmed back: The condenser relies on good airflow for efficient operation. Trim back plants so they’re at least two feet from the unit to prevent blocking airflow.
  • Clear the condensate drain: If a blockage has formed in the condensate drain, pass a sturdy wire through it. Then pour a water/vinegar solution down the drain to kill any algae or bacteria growing there.
  • Don’t cover the entire condenser during the winter: It’s a common practice, but covering the condenser could trap water inside and corrode metal components. To prevent objects from falling into the condenser during the winter, simply cover the top opening.
